Property/Asset Management

  • Coordinate and manage the day-to-day operations of the residential entity

  • Develop and enforce residential service and product quality standards

  • Conduct regular inspections of exclusive and common area residential spaces, make recommendations for improvements, address deficiencies

  • Ensure all Four Seasons residential Policies and Procedures are developed, implemented, and followed.

  • Discuss and explain all rules and regulations as well as rights and obligations for relevant Ownership structure

  • Discuss and explain the residential budget for all relevant entities

  • Conduct weekly operations meetings with key higher managers to discuss

  • Operational challenges, opportunities and to improve or maintain excellent communication flow

  • Monitor and review the daily labor report and the monthly profit and loss statement of Residential entities, analyze results, and initiate improvements

  • Manage all purchasing, procurement, and third-party contracts on behalf of the residential entity

  • Implement performance planning and review all management personnel, according to established performance standards and mutually agreed upon results to budgeted plans

  • Ensure the residential facilities are well maintained concerning Housekeeping and Engineering

  • Oversee preventive maintenance and deep cleaning programs such as "Perfect Residences / Villa" initiatives

  • Respond appropriately in the event of any residential emergency or safety situation and comply with all local codes and ordinances with a focus on resident and employee safety

  • Conduct oneself in an ethical and exemplary manner that encourages like manner and conduct

  • Lead with intellectual and emotional maturity, demonstrating a personal philosophy of life and work habits, practicing consulting supervision, and observing ethical business practices

Legal / Financial Management

  • Educate Owners regarding their entitlements as it relates to their specific ownership and legal agreements to enhance their experience

  • Demonstrate an understanding of all legal agreements about the operation of the Residential Entities

  • Comprehend and present allocation methods, budget process, and financial reports, with the assistance of the Director of Finance

  • Lead residential budgeting process and annual meetings

  • Make suggestions for improvements in overall operations with an emphasis on increasing owner satisfaction, revenue and reducing costs

  • Meet with the Assistant Director of Finance every week to ensure Residential fees are invoiced /collected

  • Control all capital and reserve fund expenditures and ensure the proper guidelines are adhered to and projects are completed on a timely basis

  • Develop profit improvement ideas, policies, and procedures and implement them with the approval of the property executive team/asset manager

  • Ability to prepare a comprehensive annual operating profit plan, for all departments in the residential operation with addendum plans for maintenance, repair, sanitation energy conservation, and uniform replacement

  • Prepare and execute capital expenditure plan/reserve study plan

Stakeholder Relationships & Communication

  • Represent the interests of the residents, residential operation, and residential employees in a fair, Impartial, and equitable manner

  • Personally, meet and interact with owners, review all written owner comments, and follow up on any owner service issues or needs

  • Attend and participate in all relevant property, regional, and global meetings and events on behalf of residential operations

  • Educate the property team on residential updates, priorities, and programs

  • Keep the Corporate Office and Regional Residential leader informed about the condition of the residences and all-important factors of the operation

  • Review major activities and plans to ensure the residences receive the benefits of the Vice Presidents and Regional leads input and to ensure the residences are conforming to the most recent company views and policies

  • Cooperate effectively with peers and associates sharing mutual Interests, concerns, advice, and specialized knowledge

  • Convey clear instructions, and guidance with proper intent to achieve a unity of purpose, establish working relationships that will attain a high level of effective executive and employee morale

  • Ability to represent the corporation and the residential operation to the public, industry, and government in such a manner as to enhance the reputation of the corporation, and the hotel and to gain recognition for their competency and contribution

  • Attend functions, social and/or business, to help develop a rapport and to establish credibility within the local community and residents

  • Maintain a solid working relationship with the developer, hotel, and residential owners

  • Display at all times a friendly, courteous, and professional manner in dealing with owners, guests, and other employees

Organizational Alignment

  • Supervise all key management personnel in carrying out their operating responsibilities and tasks, coordinating efforts and establishing priorities where necessary

  • Actively participate in all appropriate operations committees such as Sustainability and Board of Operations meeting

  • Develop and install a system of standards of performance, whereby each individual may objectively appraise their own management performance

  • Meet with the Executive Committee on a regular basis to review staffing plans, morale, disciplinary situations, and succession planning for all residential employees

  • Aid in the development of existing personnel and assist in the recruitment of residential employees

  • Assist in ensuring that all areas of the residences are appropriately staffed to handle demand periods and that staff are well trained, polite, and conduct themselves in a professional manner

  • Ability to develop, with the aid of key personnel, strategies, and programs to ensure the attainment of the residential goals and objectives

Marketing/ Sales Responsibilities (applicable with Rental Programs)

  • Establish and identify residential rental priorities and sales opportunities in the development of that business
